Signs You Need a New Roof

A roof may need replacement when age, brittleness, repeated leaks, storm damage, or decking problems make targeted repairs unreliable. The goal is not to replace too early; it is to avoid paying for repairs that will not last.

Exterior signs

Look for missing granules, exposed asphalt, curling shingles, cracked shingles, lifted ridge caps, loose flashing, or repeated shingle loss after wind.

A roof over 20 years old should be evaluated more carefully, especially on south and west exposures with heavy UV.

Interior signs

Ceiling stains, attic moisture, soft decking, visible sagging, or recurring leaks near chimneys and valleys can point to larger roof-system failure.
