Our minimum job is $500. Most single-leak repairs land between $500 and $1,500. Storm-damage repairs and flashing rebuilds run higher depending on access and material. If a repair won't make sense (roof is 25 years old and brittle), we'll tell you that instead of selling it.

- How fast can you come look at a leak?

- Why is my roof leaking only when it rains hard?
- Usually a flashing or seam problem rather than a hole. Light rain runs straight off; driving rain pushes water sideways into gaps that a slow drip never reaches. We trace those by water-testing the suspected area with a hose.
- Can I patch it myself with roof cement?
- Caulk-grade roof cement is a 6-month band-aid at best. Most leaks come back, often worse, because the cement traps water under the shingle and accelerates rot. Get it diagnosed before you cover it.
