What happens after you hit submit
Four steps. No surprises.
- Step 01
Free estimate
You tell us what's going on. We come look, walk the roof, and send a written estimate. No high-pressure pitch.
- Step 02
Scope & schedule
We confirm materials, color, and a window that works for your household or build calendar.
- Step 03
On-site, in one go
Crew on site, dumpster on the ground, magnets through the yard at the end of each day. Clean as we work.
- Step 04
Final walk + warranty
We walk the finished roof with you. You get a written warranty and the manufacturer's coverage in writing.
What you get
Every line of your written estimate.
We write estimates so you can compare them. If a competing bid is shorter, that usually means it's missing one of these line items — and that line item is going to show up later as a change order.
- Item 01
Material spec
Brand, line, color, and square footage for every layer of the system.
- Item 02
Labor
Tear-off, decking work, install, and cleanup — broken out so you can see exactly what you're paying for.
- Item 03
Underlayment plan
Synthetic underlayment field area plus ice-and-water shield at eaves, valleys, and penetrations.
- Item 04
Flashing details
Step, kick-out, chimney counterflashing, pipe boots, skylights — itemized.
- Item 05
Ventilation
Ridge, off-ridge, or static vents balanced with intake at the soffit to meet Oregon code.
- Item 06
Disposal & dumpster
Roll-off rental, hauling, and tipping fees rolled into one line, not added as a surprise.
- Item 07
Warranty terms
Manufacturer system warranty plus our written workmanship warranty, both in plain language.
- Item 08
Schedule window
Install start window, expected duration, and weather contingency.
- Item 09
Payment schedule
Deposit, progress, and final. No surprise demands once the dumpster shows up.
What's different about our estimates
Four things we won't do.
Written, itemized, comparable
Every line item is broken out so you can compare our estimate to another roofer's bid scope-for-scope, not just bottom-line.
No diagnostic fee, ever
We don't charge to come look. We don't charge to climb. We don't charge if you decide not to hire us.
No high-pressure pitch
We don't sell at the kitchen table, don't run "today-only" pricing, and don't push add-ons you didn't ask about.
Verifiable license & bond
Oregon CCB #245411 is public. Look it up before you let any roofer on your roof — including us.
Typical pricing
Ballparks before we visit.
Every roof is different, so these are ranges, not quotes. The on-site visit and the written estimate are how we narrow it down to a real number.
Typical residential asphalt re-roof in Central Oregon. Pitch, square footage, layers, and complexity move the number.
Roof replacement details →Most single-leak repairs, flashing rebuilds, and pipe-boot replacements. $500 minimum job.

Estimate FAQ
Questions about the estimate itself.
For questions about the services themselves (cost, timeline, materials), check the services pages — each one has its own FAQ.
- Is the estimate really free?
- Yes. We come look at the roof, walk it with you, and send a written estimate at no cost. No diagnostic fee, no trip charge, no obligation to hire us.
- How fast can you get me an estimate?
- Inside our regular service area (Bend, Redmond, Sisters, La Pine, Prineville, Madras) we schedule on-site visits within the week and deliver the written estimate within 1–3 business days of the visit. Active leaks get same-day attention during business hours.
- Do I have to be home for the estimate?
- No. We can walk the roof and exterior without you, photograph what we find, and send the written estimate by email. If there's an interior leak we'll want to look at the ceiling stain and (ideally) the attic, so for repair work being home helps.
- What's in the written estimate?
- Itemized material costs (brand, color, square footage), labor, tear-off and disposal, decking inspection allowance, flashing details, ventilation plan, warranty terms, an install-window, and a payment schedule. Everything you'd want to compare against another roofer's bid.
- How long is the estimate valid?
- Thirty days by default. Material pricing has moved fast since 2020, so beyond 30 days we may re-confirm shingle and metal pricing before we schedule.
- Can I get a competing estimate too?
- Please do. We want you to compare scope-for-scope, not just bottom-line price. If another bid is significantly lower, ask them what's missing — usually it's the underlayment, the ice-and-water, or the flashing line items.
- Do you do free estimates for repairs too?
- Yes. We don't charge a diagnostic fee. We climb the roof, look at the attic if needed, and write up what we find. The minimum job size if you hire us is $500.
- What if the project turns out to be bigger than the estimate?
- If decking rot, hidden damage, or scope changes show up after we open the roof, we stop, photograph it, and write a change order with itemized pricing before we proceed. You always approve added work in writing first.
- Will you push me to replace if a repair would do?
- No. If a repair will solve the problem and the roof has useful life left, we'll tell you. We don't run on a commission model that pays our crew for upselling.
